Some frequently asked questions about Landscape’s masseria property in Puglia

Is the Puglia masseria on a housing estate?
No, each masseria is set in its own independent grounds of five acres (two hectares) with private access and no shared facilities whatsoever.

Is it private?
Yes, the properties are completely private. Some of the masseria plots have up to three neighbouring properties, each set in its own five-acre plot (so not that close). Other plots have no neighbouring properties. It's your decision which plot you choose. The price is the same.

Do I get the whole masseria for the price or only part of it?
You get the whole thing!

Why is it only on one floor?
The height is 15 feet – five metres – which gives you incredibly high ceiling space and lends a truly majestic air to the building.

Is it near the sea?
Yes, you are ten minutes’ drive from the beach. You get sea glimpses from the roof of the masseria. (You can have a roof garden there).

Is the building made completely of stone or only faced in stone?
It is made completely of local pietra leccese – white stone from Lecce.

What about security?
This area of Puglia is the safest in the region with a low crime rate. However, for your peace of mind we can arrange a regular inspection of the property by a local security firm and an alarm linked straight to the local police for a small monthly fee.

Is there a good rental return?
This area is very, very popular with holiday makers both from Italy and overseas. A similar sized property in Puglia with the same facilities can rent for up to Euro 7000 per week in high season, depending on the size of the project. We can manage this for you if required.

How long is the rental season?
Because of the mild climate the season is a long one from April to October. Peak season – July and August.

Do the olive trees give oil?
They most certainly do! More than enough for your family and friends. We can also arrange for a local farmer to look after the trees and he will do so in exchange for some of the oil.

How are the boundaries of the property delineated?
The traditional way of marking your boundary is with a dry stone wall. This service is available at additional cost.

What is included in the purchase price?
The complete property at the agreed size, plumbing, drainage, septic tank, well, electricity, swimming pool, electronic gates, bathrooms and bathroom fittings, alarm, stone fireplace, fitted kitchen, central heating, five exterior lights, movement and replanting of up to five olive trees.

What is not included?
Interior and some exterior lights (ie the shades), dry stone walling, mirrors, furniture, shutters and taxes.

What about water?
The masseria has its own well which supplies water to the property, including the irrigation and the pool.

Can I change the design of the inside?
Within reason you can have the inside styled as you wish. We can also offer you an alternative to the normal plaster finish. Called "cuci scuci" in local dialect (charmingly pronounced “kootchy scootchy”!) this can best be explained as a kind of patchwork effect using a variety of local materials.

I’m interested. What do I do now?
The best thing is to arrange a visit to Puglia so you can see the area and the masseria and available plots for yourself. We will accompany you on the visit for at least half a day, longer if required. A viewing trip can be done in a weekend. Nearest airports are Brindisi (45 mins) and Bari (100 mins).
